The calculators are estimates
Every figure a calculator on this site produces is an estimate worked out from the numbers entered into it. It is not a loan offer, not a quote, not a pre-approval, and not a promise that anybody will lend you anything.
Interest rates, taxes, insurance, mortgage insurance and closing costs vary by lender, by property and by location, and they change. The tax figures built into these tools change with the tax year. Confirm every number with your lender and a licensed professional before you make a decision that depends on it.
We are not a lender and we do not arrange loans. We earn nothing from any lender you approach.
Property information
Listing details come from sources we believe to be reliable, but we do not guarantee that any of it is complete, current or accurate. A property may be sold, withdrawn or repriced without this site being updated at the same moment.
Square footage, lot size, year built, taxes, school assignment and permitted use should all be verified independently before you rely on them. Nothing on this site is an offer to sell or a solicitation of an offer to buy.
Neighbourhood information
Our area pages combine public data with our own observations. Data is only as current as its source, our observations are opinions, and neither is a guarantee about any neighbourhood, school or property.
We do not rate schools. Where a rating appears it belongs to whoever published it, not to us.
No relationship until it is in writing
Sending an enquiry, using a calculator or reading this site does not make us your agent and does not create any professional relationship. That begins only when we both sign a written agreement saying so.
An email or a form submission is not a confidential communication and should not be treated as one.
What we are not liable for
This website and everything on it is provided as it is, without warranty of any kind. We do not warrant that it will be uninterrupted, error-free, or free of anything harmful.
To the fullest extent the law allows, we are not liable for any loss or damage of any kind arising out of the use of this website or anything on it, including indirect or consequential loss, lost profits, and loss arising from data being unavailable or wrong.

Who owns what is here
The text, layout, design and photographs we produced are ours, and our name and logo are our trademarks. You may not copy, alter, republish, distribute or display them for any public or commercial purpose without our written permission.
Not everything here is ours. Listing photographs and property data may belong to their owners, and some figures on our area pages come from third parties whose terms require them to be credited — each of those pages names its sources. Those materials stay the property of whoever owns them and are used with permission or under their terms.
If you believe something here infringes your rights, tell us and we will look at it promptly.

Where we link somewhere else, it is because we thought it would be useful. We do not control those sites, we are not responsible for what is on them, and a link is not an endorsement.
