Almost every home that sits unsold is priced wrong. Not badly marketed — priced wrong.

The first two weeks on the market are when your listing gets the most attention it will ever get. Every serious buyer looking in your area sees it. Price it above what the market will bear and you spend that attention proving it is too expensive. By the time you reduce, the buyers who were watching have moved on, and the reduction reads as a problem with the house.

An honest price on day one usually nets more than an ambitious one reduced twice. We will show you the numbers behind the figure we recommend, and if you want to try higher we will tell you plainly what it is likely to cost you.

Questions sellers ask us

What will it cost me to sell?

Commission, plus closing costs, plus anything you choose to spend on preparation. We will give you a written net-proceeds estimate before you list, so you know roughly what lands in your account. If anyone quotes you a commission without explaining what it covers, ask them to.

Should I renovate before selling?

Usually not extensively. Paint, cleaning, decluttering and small repairs reliably return more than they cost. Kitchens and bathrooms rarely return their full price at resale. We will walk the house with you and tell you where the money is worth spending.

How long will it take?

It depends on price, condition and the local market, and we will give you a realistic range for your property rather than an average. Once an offer is accepted, closing typically takes 30 to 45 days.

Do I have to be out for viewings?

It helps. Buyers look more freely and stay longer in an empty house, and they talk more honestly, which means we get better feedback. It is not compulsory, and we will work around whatever your life allows.

What if it does not sell?

Then something needs to change, and it is our job to say what. In almost every case it is price, occasionally presentation, very rarely the market. We would rather have an awkward conversation in week three than let your listing go stale for six months.

What would you walk away with?

Sale price is not what you receive. Commission, your remaining mortgage, closing costs and anything you agree to fix all come off first. This shows the real figure — change any number to see what it does.
